City of Oshawa Approves $7.5 Million Investment in UOIT Downtown Campus Expansion
July 15th, 2010Oshawa City Council recently approved a recommendation to grant $2.5 million in new funding to University of Ontario Institute of Technology’s (UOIT) growing downtown campus initiative.
The City is also reallocating $5 million in funding previously earmarked for recreational facilities at the north Oshawa campus and is now putting that money toward UOIT’s downtown expansion.
Downtown Oshawa is establishing a reputation with this investment, as a centre for academic excellence with the development of the UOIT downtown campus.
University of Ontario Institute of Technology expects that by the year 2015, the downtown campus will serve 5,000 undergraduate and graduate students.

July 13th, 2010Harmonized Sales Tax – The HST coming to Ontario soon…
June 2nd, 2010Recently, legislation has been enacted which will implement the HST Tax on July 1, 2010, effectively combining the 8% Provincial Sales Tax with the 5% Federal GST Tax to create a new “harmonized” total tax of 13%. This new tax will be applicable to many real estate services which previously had one or the other tax applied.
Fees incurred for services necessary to a real estate transaction would be charged the full amount of the harmonized sales tax. This would include charges for legal services, home inspections, moving costs, commission, high ratio mortgage insurance premiums, fire insurance premiums, home staging etc.
There is no HST tax payable on the sale of a resale (residential) home. Purchasers of newly constructed homes for primary residences up to $400,000 would not, on average, be subject to an additional tax burden in view of the new housing rebate up to $24,000. For new homes constructed in whole or in part prior to July 1, 2010 that are subject to the HST on or after July 1, 2010, a PST transitional housing rebate is available to provide relief in respect to the PST embedded in the home.
There is a new rental housing rebate for new residential rental properties.

These seller’s “get it”… the importance of a home being absolutely impeccable in order to create a significant “front door event”, meaning a buyer prospect will be instantly attracted the moment they walk through the front door and eager to see more.
Most buyers are very literal. The challenge most sellers constantly face is that very few people have the imagination to visualize beyond what they see. There were 27 current listings priced at $1 million to $1,499,999. The number of real buyers (homes that sold) in the price range is, 2. Average days on market it took for those 2 sales to occur is, 86. If no further inventory was added to the market in this particular price range it would take 13.5 months for the current inventory to sell at this rate of absorption. The inventory that was sold in this price range in October represents 7.4% of the currently listed inventory, 3 properties, which represents 11.1% of the currently listed inventory expired.
